18th Century Château Wedding Business
This is a successful wedding reception business in the prettiest part of the Tarn département in SW France. It is based on a fully-renovated early 18th century château set in a wooded estate of 13 hectares. There are 10 guest bedrooms, a number of spacious reception rooms, kitchens and event rooms, two independent dwellings (owner and caretaker or gites) and a 17 metre pool.
Although weddings are the mainstay of the business at the moment it can also be run in other ways... especially out of the 'wedding season' (a four month window). It is equipped as an upmarket guest house with (at least) 5 suites and the possibility of providing a regal table d'hôte for guests.
Another use - which the current owner sometimes does - is to let out the whole chateau as a sort of exclusive gite. He remains in his quarters in the east wing while 20 or so guests enjoy the self-catering pleasures of the chateau, its grounds and pool.
There are over 2000m² of surface area. the owner has a 150m² flat and there is also the caretaker's cottage - or gatehouse - as extra accommodation or use as independent gite.
The 13 hectares of land include the gardens, the pool and summer kitchen/outdoor bar area, a large meadow suitable for horses and a big chunk of deciduous woodland.
The property is perfectly located for guests to visit the surrounding 'bastide' villages perched on their hilltop locations: Puycelci, Bruniquel and Cordes-sur-Ciel.
To summarize: here is a fully-renovated château sold at about €1m below its true price. It can be exploited on day one by new owners who are prepared to do the marketing involved in getting it known to international clients. Currently run by French owners who make no effort to attract the more sophisticated (and lucrative) overseas market. Go for it!
