Step out of the rat race & enter a tranquil rural village, a hamlet in the Charente, southwest of France. Winding country roads and fields surround us, the grounds regularly hosts deer, hares and other wildlife, we have barn owls, screech owls, little owls competing with the cicada and bullfrogs chorus at night, and stars filling the skies. Our own little haven for the last 10 years, but sadly now due to family illness we have to return to the UK.
The Charente is known for butter and the Limousin, this region is famous for the Limousin cows. The nearest town is known as the "little city of character" (a Petite Cité de Caractère) and hosts an annual music festival. Life here is a slower pace.
The house is a partly finished renovation project, with lots of scope for change or growth, but still very, very livable. There are 3 bedrooms which are finished and usable upstairs, the 4th has been used as a storage by us, we planned to have a window installed, but that hasn't happened because it wasn't needed. There are 2 full usable finished bathrooms upstairs. The hallway is spacious and currently we use it as an office, though it has space to have a further bathroom installed should you need it.
Downstairs is a washing machine in a nook, and a downstairs WC all finished and usable. The kitchen is again fully usable and finished, this is light and airy with lots of beautiful features, including a granite island with an integrated hob and farmhouse table. The living room is usable but was never renovated and could in our opinion do with a bit of TLC, but we have lived with it since we bought the house and the fire is regularly maintained and serviced. It also has new plumbing and 2 new radiators. The whole house has been replumbed, new electrics and new double glazing, there is a new boiler, and new radiators in every room, all the showers and toilets and bath are new and all the kitchen is new.
The attached business is a pottery painting studio. This is a fully fitted and kitted studio complete with stock and a brand new eco kiln, complete with website and clients. It is fully registered and zoning and all SDIS Public access and legal compliance is in place. There is parking for 8-10 cars, including disabled access, there is a second workshop area which we have partially finished and this is where I planned to use myself to create all our Christmas stock.
The far end of the building has a small gite with 1 bedroom. We are in the process of completing this and have as yet not registered or let it to the public.
The gardens include a full potager complete with greenhouse and raised beds. there are roses for pollinators, asparagus, raspberries, blueberries, blackberries, blackcurrants, hazelnuts, apples, peaches, pears and apricots all planted by us and well established. Due to illness the garden does require some maintenance to return to its former glory. Many other trees and flowers have been planted throughout the grounds since we purchased and are now well established.
There is a well and a pond.
There is a huge barn which at present due to zoning restrictions cannot be converted, but we have been told by local council officials that these laws are undergoing change and this is something that they are pushing through.
