This business is based on a farm in the fertile land surrounding the famous Camino village of Moissac. It's market-gardening country and the current owners run a successful operation combining fruit and veg production, B&B with a table d'hôte and an independent gite. They also have enough land to graze horses and/or llamas. But age and ill-health has caught up with them and they are selling everything.
Everything is included in the sale: the B&B with its four guest rooms and en-suite bathrooms, the gite (which meets all disability norms), the owners' house, the outhouses and barns, the pool, the Camper Van halt with electricity and water supply ... and one hectare of land with its excellent alluvial soil.
About three hectares more is given over to pasture - horses and llamas - mainly but it's good flat land available for a small extra.
Buyers don't have to take on the market gardening side of things: they could simply sell the excess land to the local farmer. But given the quality of the soil and the abundant water supply it would be a pity not to exploit at least 100m² in perma-culture for example. The current owners sell all their produce in a few hours each week directly to the public. They regale their guests with farm-fresh food every evening.
Moissac is a leading ecclesiastical centre and an important stop on the Camino footpath to Santiago de Compostela in Spain. There are pilgrims during the season (April-Oct) and other tourists: cyclists wending their way down the canal from Toulouse to Bordeaux, hikers exploring the Tarn Valley or just city people fleeing to the country.
An important element to the business is the unlimited water supply (wells and local river) which not only irrigate the land but supply the source of the geo-thermal heating system in the house.
This is a thriving all-year-round business which will appeal to lifestyle-changers as well as buyers looking for a multiple challenge. The price is very competitive for this sort of property. And the internet is by fibre optic!
