Occupying a superb Maison de Maître dating back to 1800 this hotel is located in the countryside just 20 minutes west of Toulouse airport and the Airbus HQ. Currently run as an 'apartment-hotel' (ie, no meals or services) it is run by the two owners without any need for outside help.
The owners have their own wing (240m²) which houses their kitchen, lounge, 4 bedrooms and 2 bathrooms - separate from the guests. The guests have a variety of rooms at their disposal: a couple of singles, mostly doubles or twins and a few family rooms. All the bedrooms are ensuite and equipped with a mini-kitchen. There is also a spacious lounge and a games/conference room.
Heating is by oil-fired boiler and electricity. Outdoors there is loads of space for guests and owners alike as the estate surrounding the hotel is wooded in places. There is a big barn which has planning for conversion into more accommodation: possibly a gite or a completely independent dwelling for the owners. The pool is in its own secure enclosure.
Horses are a possibility on a big field to the south. The barn could be used as stables.
This business works very well the way it is run currently. However, buyers may be tempted to go for a more hands-on approach and introduce an element of catering (breakfasts at least) or go the whole way and do some gourmet cuisine or even cooking classes. The property would lend itself to this (local markets galore, local producers of foie gras, canard confit etc) as we are on the edge of the Gers and Gascony. It would also work for weddings ... something they haven't tried, but for which there is much demand.
There are not many hotels of this size on the market being sold freehold: it is a bargain at this price.
