Each bungalow has a living surface of 55m² or 60m² with one at 80m². They all have a lounge with kitchen area, 2 bedrooms (one twin, one double) and two bathrooms. The bigger gites have a garage. They all have their own private terrace with barbecue. The owners live in their own similar bungalow. There's space on the land for at least another two houses should one desire.
This is a well-maintained and well-run business in a rural setting near some of France's most visited sites. The key to the profitability lies in the fully-licenced bar. The "Licence IV" liquor licence allows the owners to sell beers, wines and spirits not just to the estate's guests but also to all-comers from outside. They also run a little snack where they turn out pizzas by the dozen each evening. And as village cafés in France have disappeared at an alarming rate ... there is a demand from the locals, many of whom are British, Belgian or Dutch.
Buyers with hotel or restaurant experience will have no difficulty in building on the current turnover figures. Even on today's figures one is getting a ROI of over 10% ... not bad at all for a fairly modest investment.
